Homes for sale in Barrie: a buyer's guide for fall 2026

Barrie is the practical first stop for a lot of buyers leaving the GTA. You get a city with a hospital, a college, two GO stations, and a wider choice of condos, towns, and detached houses than the smaller towns around it.

What the market looks like

Published August 2026 sold snapshots put Barrie's average residential sale near $660,000 to $665,000, with a median around $650,000. Most homes sold under the asking price, and a typical sale took about five to six weeks. That is a buyer's market: you can negotiate, and you should still move when the right house shows up, because the good ones do not sit forever.

Condos are the lower entry point. A September 2026 snapshot put the median Barrie condo sale near $420,000. Detached houses in the north and south ends sit well above the citywide average.

Where buyers actually look

• Downtown and the waterfront, if you want to walk to Kempenfelt Bay and Allandale Waterfront GO.

• Barrie South and Painswick, if the priority is Barrie South GO and the drive to Highway 400.

• The north end, Letitia Heights, and the Cundles area, for family houses closer to schools and Royal Victoria Regional Health Centre.

• Georgian College's side of the city, if a condo or a smaller house is the plan.

The commute

The Barrie line has two stations in the city: Allandale Waterfront and Barrie South. Driving to Toronto is Highway 400, and the time depends entirely on when you leave. If a daily GO commute is the plan, price the train pass and the drive to the station before you fall in love with a house on the north end.

How to buy here

• Get a mortgage pre-approval before you book showings. Sellers in a slower market still want a clean offer.

• Use conditions. An inspection and a financing condition are normal again, and August sales showed buyers were not waiving them to win bidding wars.

• Compare the street, not just the city average. A condo near the college and a detached house in the south end are different purchases.

• Ask what a house in your budget has actually sold for in the last 60 days, not what a neighbour listed for in 2022.
