Wasaga Beach is known for its beach first, and it's become one of the fastest-growing towns in Simcoe County. Families, retirees, and cottage buyers all look here for sand, trails, and more space for the money than many GTA markets.

I'm Darren Cabral, REALTOR® with Cabral Real Estate at CV Real Estate, Brokerage. This guide covers moving to Wasaga Beach, the areas you'll see on listings, the waterfront, what's changing downtown, schools and services, commuting, and buying and selling tips. Call or text me at 647-371-5335.

Who Wasaga Beach fits

  • Retirees and empty nesters who want a beach town with a quieter off-season

  • Families looking for newer homes, with new schools on the way

  • Cottage and second-home buyers who want to be near the water

  • Remote workers who don't need a daily GTA commute

Moving to Wasaga Beach: what to know

According to Statistics Canada's 2021 Census, Wasaga Beach had 24,862 residents, up 20.3% from 2016, more than three times the Ontario average of 5.8%. Expect active new construction alongside established cottage streets.

Summer and winter feel very different. Visit on a July weekend and a November weekday before you commit, so you know both versions of the town.

Neighbourhoods and areas overview

  • Beach Area 1 and the Main End: the traditional heart of the beach strip, now the focus of the Town's Destination Wasaga redevelopment.

  • Along the Nottawasaga River: homes and properties near the river, popular with boaters.

  • Established cottage streets near the beach: older cottages and converted year-round homes, often on smaller lots.

  • Newer subdivisions inland: detached homes and townhomes, often the choice for families and full-time residents.

The beach and waterfront

The Town of Wasaga Beach describes its shoreline as the longest freshwater beach in the world, stretching over 14 kilometres along Georgian Bay and divided into eight beach areas, each with its own amenities.

Before buying near the water, check flood and shoreline rules, insurance, and whether the beach in front of a property is public or private. Ask your lawyer to review title and survey details.

What's changing: Beach Drive and Destination Wasaga

The Town is rebuilding Beach Drive and raising the road by about 1.5 metres to reduce flooding. The Destination Wasaga Master Plan sets a 10 to 15 year direction for the waterfront, including mixed-use, hotel, and public space development, and notes Beach Areas 1 and 2 are being transferred from the province to the Town on the condition the beach remains public.

Plans like this can shape a neighbourhood over time, but I wouldn't buy or sell based on a project timeline alone. Price on current sales.

Market overview

I'm not going to quote an average price here, because a single Wasaga Beach number mixes waterfront, in-town homes, condos, and recreational properties that don't trade like each other. Prices, days on market, and inventory change month to month.

When you're ready, I'll pull current sold comparables for the exact street, property type, and price band you're looking at, so your offer or list price is based on what's selling now, not on a headline average.

Schools and amenities

  • Public schools are run by the Simcoe County District School Board, and Catholic schools by the Simcoe Muskoka Catholic District School Board. Confirm boundaries for a specific address with the board.

  • A new Wasaga Beach Public Secondary School is planned at Sunnidale Road South and Sun Valley Avenue with space for 1,145 students, and a Catholic K-12 school is also underway in town.

  • Hospital care is at Collingwood General and Marine Hospital in nearby Collingwood.

  • Groceries, everyday retail, and recreation facilities are in town.

Commute and getting around

  • By car: Highway 26 connects west to Collingwood and east toward Barrie and Highway 400.

  • Transit: no GO train service. Check current schedules for intercommunity bus routes.

  • Summer traffic: beach weekends add time, especially near the beach strip.

Buying tips for Wasaga Beach

  • Know if a property is a converted cottage or built as a year-round home. Insulation, foundations, and heating matter.

  • Check services: confirm municipal water and sewer versus private systems for each property.

  • New builds: read the builder agreement and Tarion coverage, and understand closing cost adjustments.

  • Near the beach: confirm flood, shoreline, and parking rules.

Selling tips for Wasaga Beach

  • Price to recent sales of similar homes nearby, not the town average.

  • Highlight year-round features buyers worry about: heating, insulation, and updates.

  • Market the lifestyle: distance to the beach, trails, and the river.
