Homes for sale in Innisfil: a buyer's guide for fall 2026
Innisfil is the town buyers pick when they want Lake Simcoe, a bit more land, and a price that still sits under a lot of York Region. It is not one neighbourhood. Alcona, Lefroy, Churchill, and Friday Harbour behave like different markets.
What the market looks like
An August 2026 sold snapshot showed 54 residential sales in Innisfil, an average price of about $683,000, and a median near $700,000. About 85 percent sold under the asking price, and the average days on market was about 33. Detached houses pull that number up. A separate August snapshot put the detached median near $794,000.
That gap matters. A townhouse in Alcona and a house on the lake are not the same search. Tell your agent which one you mean before you start touring.
Where buyers actually look
Alcona, along Innisfil Beach Road, for everyday family houses and the closest drive to Barrie.
Lefroy and Churchill, if you want a smaller-town feel and can live with a longer drive to the highway.
Friday Harbour, for condo and lifestyle buyers who want the marina and are pricing a different product than a subdivision house.
The Orbit lands, only if you are buying the future plan on purpose. A GO station there has been proposed. It is not open.
The commute
Innisfil does not have its own GO station. Commuters use Barrie South GO or Bradford GO, then the Barrie line. Highway 400 is the drive. If the train is non-negotiable, measure the actual drive from the house to the station at the hour you would leave.
How to buy here
Split your search by product: subdivision house, acreage, or Friday Harbour. Mixing them makes every showing feel random.
Check septic, well, and shoreline rules before you offer on anything outside the serviced subdivisions.
Budget for the drive. A lower purchase price can disappear into gas, GO parking, and a second car.
In a market where most homes sell under asking, the list price is a starting point. Look at what comparable houses closed for.
