Simcoe County Real Estate Market Update: September 2026 (Barrie, Innisfil, Bradford, Orillia)

TRREB released its September 2026 Market Watch on October 6, so here is my monthly read on Simcoe County. The short version: in the south Simcoe towns TRREB tracks, more homes sold than a year ago, far fewer new listings came on, and prices were still below last September. Below is a town-by-town look at Barrie, Innisfil, Bradford West Gwillimbury, Orillia and New Tecumseth (Alliston), plus what it means if you are buying or selling this fall.
The headline takeaway
South Simcoe is selling more homes than a year ago while new supply shrinks, but buyers still hold the pricing edge. These local figures come from TRREB's "Simcoe County" area, which covers Bradford West Gwillimbury, Innisfil, New Tecumseth, Essa and Adjala-Tosorontio (September 2026 vs September 2025):
Sales: 187, up 12.7% from 166 (and up from 178 in August 2026).
New listings: 566, down 20.7% from 714. Active listings: 1,080, down 15.6% from 1,279.
Median price: $762,500, down 5.0% from $802,500. Average price: $810,453, down 12.1% from $922,502.
Sale-to-list ratio: 97% on average, up from 95%. Months of inventory: 5.8, about the same as 5.9 a year ago.
GTA-wide context (all TRREB areas, not local): September sales were 5,040, down 9.0% year over year. New listings were 16,500, down 14.4%. The average selling price was $1,006,409, down 5.1%, and the MLS® HPI Composite benchmark was down 4.7%. So south Simcoe outperformed the wider GTA on sales this month.
In plain terms, supply is tightening in south Simcoe while sales pick up. Prices have not turned up yet, and with close to six months of inventory it is still a buyer-leaning market.

Barrie
Barrie is not part of TRREB's Market Watch, and the local board (OnePoint Association of REALTORS®) still has its public statistics on hold, so I use Wahi's MLS®-based Barrie report. Wahi has rolled to September data, but as of October 6 its September sold counts look incomplete: for the three towns I can check against TRREB, Wahi shows far fewer September sales than TRREB's official count (for example, 39 vs 56 in Innisfil). So for Barrie I am only quoting the listing side and an early price read, not Wahi's September sales total or months of inventory.
Active listings: 1,092, versus 1,050 in September 2025 (Wahi).
New listings: 470, down 23.58% year over year (Wahi).
Median sold price on the sales Wahi had recorded: $637,000, compared with $645,000 for August 2026. Wahi does not publish a year-over-year median change.
Average days on market for those sales: 41.
My read: Barrie inventory is sitting slightly above last year's level even with fewer new listings coming on, so buyers still have choice and room to negotiate. For neighbourhoods and commute notes, see my Barrie real estate guide.
Innisfil
Innisfil is the softest of the TRREB towns right now (TRREB, September 2026 vs September 2025):
Sales: 56, down 6.7% from 60. August 2026 had 54.
Median price: $707,500, down 10.7% from $792,500. Average price: $747,652, down 4.9% from $785,953.
New listings: 211, down from 269. Active listings: 413, down from 496.
Months of inventory: 7.3 (7.4 a year ago). Sale-to-list ratio: 97%. Average days on market: 44, up from 39.
With more than seven months of inventory, Innisfil is a clear buyer's market. Buyers can negotiate, and sellers need sharp pricing and strong presentation. More in my Innisfil real estate guide.
Bradford West Gwillimbury
Sales: 44, up 46.7% from 30. August 2026 had 39.
Median price: $895,000, down 3.5% from $927,500. Average price: $913,635, down 10.3% from $1,017,980.
New listings: 99, down 39.3% from 163. Active listings: 177, down from 252.
Months of inventory: 4.4 (4.7 a year ago). Sale-to-list ratio: 98%. Average days on market: 35 (30 a year ago).
Bradford is the tightest market in this group, with the lowest months of inventory and the highest sale-to-list ratio. New listings fell the most here too, so well-priced homes are getting attention. More in my Bradford West Gwillimbury real estate guide.
Orillia
Like Barrie, Orillia is not in TRREB's report, so these are Wahi's September figures, with the same caution on the sales count:
Active listings: 288, versus 258 in September 2025 (Wahi).
New listings: 124, down 4.62% year over year (Wahi).
Median sold price on the sales recorded so far: $572,500, compared with $600,000 for August 2026.
Average days on market for those sales: 25.
Orillia has more homes for sale than a year ago, so buyers have more to choose from. Next month's update will show a fuller September picture. More in my Orillia real estate guide.
New Tecumseth (Alliston)
Sales: 54, up 38.5% from 39. August 2026 had 55.
Median price: $767,500, essentially flat (down 0.3%) from $770,000. Average price: $807,218, down 6.1% from $859,559.
New listings: 129, down from 161. Active listings: 251, down from 298.
Months of inventory: 5.2 (4.8 a year ago). Sale-to-list ratio: 96%. Average days on market: 53, down from 58.
Alliston had a strong sales month with a steady median, but homes still take close to two months to sell on average, so pricing and patience both matter.
Simcoe County as a whole
TRREB's Simcoe County numbers cover only five south Simcoe municipalities. For the whole county, Wahi's September report shows 5,475 active listings (5,277 in September 2025) and 2,046 new listings, down 20.67% year over year. The median sold price on sales recorded so far was $665,000, compared with $670,000 for August. As with Barrie and Orillia, I am not quoting Wahi's September county sales total until it fills in.
What it means for buyers
You still have leverage. Homes in TRREB's Simcoe area sold at 97% of list price on average, and medians are below or flat to last September in Innisfil, Bradford and New Tecumseth.
New supply is shrinking. New listings fell 20.7% across TRREB's Simcoe area and 39.3% in Bradford. The best-value homes may not sit as long this fall.

What it means for sellers
Less competition. With fewer new listings coming on, a well-priced, well-presented home stands out more than it did a year ago.
Price to today's comps, not last year's. Medians are down 10.7% in Innisfil and 3.5% in Bradford year over year, and roughly flat in New Tecumseth.
