Homes for sale in Bradford: a buyer's guide for fall 2026

Bradford West Gwillimbury is the closest of these three towns to Toronto, and the prices show it. Buyers come here for a newer family house, Bradford GO, and a shorter trip down the 400 than Barrie or most of Innisfil.
What the market looks like
An August 2026 sold snapshot put Bradford West Gwillimbury's average residential price near $882,000, with a median near $832,000. The sale-to-list ratio was about 98 percent, and homes were taking roughly a month to sell. Buyers still have room to negotiate. They do not have Barrie prices.
Where buyers actually look
The newer subdivisions off Holland Street, for family houses, schools, and the drive to Highway 400.
Downtown Bradford, if you want an older street and a walk to shops.
Bond Head, if a smaller community is the point and you have checked the commute yourself.
The edges toward the Holland Marsh, only after you have asked about flood plain, servicing, and what can actually be built.
The commute
Bradford GO is on the Barrie line, in town. That is the practical difference versus Innisfil. The drive is Highway 400 south to the GTA, and the Bradford Bypass is a construction story, not a finished shortcut. Price the house and the commute together.
How to buy here
Expect to spend more than in Barrie for a similar detached house. The premium is the GO station and the shorter drive.
Get the pre-approval to a number that includes land transfer tax and closing costs, not just the purchase price.
Compare a Bradford house with an Innisfil house only after you have driven both commutes on a weekday morning.
Use a financing condition and an inspection. Under-asking sales are common. That does not mean you should buy the first price drop.
