The casino coming to Innisfil, and what it means for buyers

Gateway Casinos is planning to move its Innisfil casino off the Georgian Downs property and into a new casino and hotel complex near Highway 400 and County Road 89.

The pictures in this post are concept illustrations. They show the kind of low-rise casino and hotel being discussed for the site. They are not photographs of a finished building, and they are not Gateway's official drawings. The new complex is not open yet, so there is no completed building to photograph.

Where the casino is moving

The current Gateway Casinos Innisfil is at Georgian Downs, 7485 5th Sideroad. It has slots and table games beside the standardbred track. That location stays in place until the move.

The new site is about 10.2 hectares at 255 Reive Boulevard, on the southeast corner of 2nd Line and Reive Boulevard. Some filings also refer to 239 Reive Boulevard. The land is part of the former Innisfil Creek Golf Course, in the Cookstown area of south Innisfil.

What has been approved

Ontario filed a Minister's Zoning Order, Regulation 158/25, on July 17, 2025. Innisfil council supported the order. It allows a gaming facility, a hotel, restaurants, and other tourist and commercial uses. Flood-hazard land and a 30 metre buffer are zoned environmental protection.

A sewage proposal posted on January 23, 2026 describes an on-site treatment plant at 255 Reive Boulevard. The design flow is 180 cubic metres a day, and the proposal refers to two restaurants.

Site work includes a large amount of fill, reported at about 109,500 cubic metres, which could mean up to about 11,000 truckloads. Reporting on the haul route points to Highway 89, Highway 400, and Reive Boulevard, rather than 2nd Line.

When it might open

Treat the opening date as unconfirmed. The lease at Georgian Downs has been discussed as running into late 2027 or early 2028. One report has cited a target opening of January 31, 2028. Other coverage has mentioned a possible opening as early as June 2027. Those are reported targets. Gateway and the Town of Innisfil are the right sources for the date that actually sticks.

What this means if you are buying nearby

South Innisfil and Cookstown are the areas that will feel this first. During construction, truck traffic on Reive Boulevard and around the Highway 400 and County Road 89 interchange is the practical issue. After opening, a casino, hotel, and restaurants can add jobs and evening activity. They can also mean more traffic, light, and noise than a golf course did.

A project like this is not a reason to assume house prices nearby will jump. Look at the specific street, the haul route, and how close a home sits to Reive Boulevard and the interchange before you treat the casino as a plus.
